Documentation prepared by the Coxon Group setting out essential lease terms, building criteria and draft building layout. Finalisation of the lease documentation between the Lessor and the Lessee.
Lessor’s architect prepares site plan and building elevations for presentation to Local Authority to gain Development Approval (DA). Client to review and sign off on all building drawings before Lessor submits drawings to relevant statutory authority. Simultaneously, Lessor and Lessee continue to work on final building design and layout.
Formal documentation prepared by Lessor’s Solicitor and executed by all parties. This document sets out respective obligations during construction of the premises. The Lease document is appended to the Agreement to Lease with commencement dates etc left blank.
On receipt of Development Approval, Lessor’s architect and engineer prepare working drawings for construction.
Client to review and sign off on all building drawings before Lessor submits drawings to relevant statutory authority. Where applicable client to review and sign off on all fit-out drawings before Lessor submits drawings to relevant statutory authority. All working drawings submitted to Local Authority, Water Corporation and Fire & Emergency Services Authority for Building Licence approval.
With approvals accepted, on receipt of Building Licence construction commences on site.
Lease documents executed by Lessor and Lessee.
Lessee takes occupation of new premises from date of practical completion.
